Awaab’s Law & HCHA

Awaab’s Law is new legislation named after
Awaab Ishak, a young boy who died due to
prolonged exposure to mould in his social
housing home. It places strict requirements
on us as a social landlord to address hazards
like damp and mould within specific
timeframes. The law aims to ensure tenants
live in safe and healthy homes by requiring
landlords to investigate, report on, and repair
hazards, including emergency repairs, within
set deadlines.

If you report damp, mould or another serious hazard, we will:

  • Investigate emergency hazards within 24 hours.
  • Investigate significant hazards within 10 working days.
  • Provide you with a written summary of our findings within 3 working days of completing the investigation.
  • Complete any necessary safety work within the timescales set out in the law.
  • Keep you informed throughout the process.

If repairs cannot be completed within the required timescales and your home is not safe to live in, we may provide suitable alternative accommodation at no cost to you until the work is completed.

Reporting Damp and Mould

If you notice damp, mould or condensation in your home, please report it to us as soon as possible so that we can investigate and take any necessary action.
